The end of the year was good for Towson home sales, with $5,487,650 total sold volume last month, up 19 percent over December 2010.

The average sales price was up over the last year as well, $422,127 versus $417,082.

Average attached sales prices were down, but I attribute this to one condominium that sold under $100,000, and three condos under $200,000. With only five attached/condo/townhouse homes changing hands, that definitely does not give a true reading on the Towson condo or townhouse market.

At the end of 2011, there were 60 active homes for sale in 21204, and 13 total under contract. Five went under contract in December. What is really unusual is that there was only one home listed for sale in the entire month, while last year, 14 came on the market.

Towson has retained much of its value while other areas were struggling in the past few years, and I am hoping to see even more of an improvement in 2012.
