Over the past week, you may have seen several dozen white roadside signs pop up around the 5th district, from Towson to Perry Hall. These signs advertise the upcoming hearing on the Comprehensive Zoning Map Process, which will be held on Tuesday, March 20 at 7 p.m. at Perry Hall High School. Each sign represents a particular rezoning issue.
Every property in Baltimore County has a development potential determined by its zoning classification. Every four years, , which then determine what can be built on each property and at what intensity.
This year, there are about 60 rezoning issues in the 5th district. I have raised half of these issues, because I want to ensure that future development will not overwhelm our roads and schools. All told, I am seeking to limit future development on more than 480 acres throughout the 5th district. It is the most significant rezoning initiated by a County Council member from the 5th district in two decades.
Each white sign represents a rezoning issue. You can learn about all the rezoning issues here. For many of the issues I have initiated, there is no proposed rezoning yet; that is because I want to hear public input before making a decision. I do not expect to raise the rezoning, or development potential, on any of the issues I have initiated.
As a general rule, the issues raised by private property owners tend to be along commercial corridors, such as Bosley Avenue in Towson; Joppa Road in Loch Raven and Parkville; and Belair Road in Perry Hall. The issues I have raised tend to be in residential areas.
If you want to comment on any issue, the first opportunity to testify is at the Planning Board hearing on March 20.
